Air Conditioning Tune Up |

The same idea holds true for your home air conditioning system. If you don't service your air conditioner
regularly, you'll find yourself uncomfortable and broke.
An air conditioner is a very tough piece of equipment. It is engineered to withstand all sorts of abuse and keep on running.
This is great in most respects, but it can lead to complacency about maintenance. Like a car, air conditioners need regular
tune ups to run properly. In fact, if you have a home warranty, regular maintenance is required!
Without regular maintenance an air conditioner loses about 5% of it's original efficiency for each year of operation. This
means that the 12 SEER unit that you bought just a few years ago may be functioning like a 9 SEER unit today! The good news
is that you can recover most of that lost efficiency through regular maintenance. Studies show that with regular tune ups a unit
will maintain up to 95% of it's original efficiency. This means that the cost of an annual tune up is recovered very quickly in
savings on your monthly electric bill and reduced repair costs. A properly serviced air conditioner will also do a better job of
dehumidifying your home.

| Here's what we'll do: |
Proper thermostat operation will be checked.
Thermostats can short cycle or run too long causing unnecessarily high electric bills.
Your thermostat will be properly calibrated (if necessary).
The temperature differential, known as a "split", is measured by reading the temperature of the air entering the
system through the return and subtracting the temperature of the air coming out through the vents. Splits
are important in determining how efficiently the system is working. Splits that are too high or too low can indicate a
problem with the unit. If needed, up to one pound of freon is included in the service.
The ventilation system will be inspected for proper airflow. This includes examining ductwork for leaks that may be venting
conditioned air to the outside or into the attic. The ductwork will also be checked for build up of dirt, dust, and debris. The
presence of these elements in your ducts can not only irritate health issues but can also increase utility bills by decreasing the
efficiency of the system.
Electrical components, particularly the contactors and relays, will be checked for burning or arcing.
The electrical inspection also includes checking the wiring and taking amperage draws on both the compressor
and fan motors. For safety reasons all electrical connections on the unit will be tightened.

The evaporative and condensing coils will be examined. Dirty coils reduce airflow, air quality, and greatly
increase the strain on your unit and your utility bills. A custom-cut, washable air filter will be installed.
This filter is more efficient than the fiberglass filters that are purchased at a home store and, when properly
maintained, will last about three to five years.
The automatic blower assembly will also be inspected for proper operation and all moving parts will be lubricated including the
fan motor and bearings where applicable.
Finally, the drain line and pan will be inspected for rust and sludge build up. This build up can cause a musty odor and
cause water damage when left sitting for long periods.
